Internal Measured Building Surveys are accurate internal layouts of a building that feature as little or as much information, as required. Features that can be picked up are:
- Beams and columns (lengths, widths and heights
- Wall positions and thickness (including any recesses)
- Floor levels and ceiling heights
- Door positions with height frame
- Window positions including height from floor to bottom and top cills
- Stair positions
- Sanitary ware
- Electricity points
- Fixed furniture
Simple layouts can be used for the provision of Commercial EPCs, with more complex calculations of layouts featuring Gross External Areas and Net and Gross Internal Areas for commercial land lords (see below for definitions). Other types of plans are:

These types of site surveys support office relocation or refurbishment and the commercial development of buildings for new or continuous use. They can be requested purely to get an understanding of the area makeup, or, at the other extreme, as a blank canvas for developers, interior designers and office planners to completely redesign the internal layout of their building, providing the ability to see the potential repercussions of change within a defined space.
The emphasis is on accuracy with all complex layout calculations following the Royal Institute of Chartered Surveyors (RICS) Standard Code of Measuring Practice (6th Edition).
Net Internal Area (NIA) - The Net Internal Area is defined as the usable floor area within a building inside the internal face of the perimeter walls, but with certain specified areas excluded.
Gross Internal Area (GIA) - The Gross Internal Area is the area of a building measured to the internal face of the perimeter wall at each floor level.
Gross External Area (GEA) - The Gross External Area is the area of a building measured externally at each floor level
Layouts can be translated into 2D and rooms colour coded by use and either printed as a hard copy or sent in other formats such as via digital media (DWG/DXF) or by PDF via e-mail.

How accurate is an MBS survey?
With irregular shaped buildings and features, a standard EDM (Electronic Distance Measurement) instrument is used to accurately position walls. This is then imported into the specialised MBS (Measured Building Survey) software where the existing features can be added with knowledge that the main structure is positioned accurately.
