Property development to Powers & Tiltman’s surveyors is the development of existing, tired and mainly disused buildings. This is further characterised by developers who are taking huge risks on an unknown entity and when work begins, it is imperative that drawings and plans are accurate, that areas requiring further investigation are clearly highlighted and that further or remedial costs are to be kept to a minimum if a profit is to be made on this type of project.
We are keenly aware of the tight timelines and margins experienced by this sector and aim to collaborate fully with our client’s detailed requirements before starting any survey. Surveys required for the development of old, disused buildings are usually carried out with a Leica P40 ScanStation, creating point cloud scans and finally, line drawn external and internal elevations, floor plans and sections of a building. More often we are asked to complete topographical surveys of the surrounding area and underground utilities traces as well as boundary surveys to determine ownership of the perimeter.
Our teams are well trained on the health, safety and environmental risks of all our projects but none more so then when working in disused buildings. We carefully balance completing detailed surveys with our client’s deadlines to keep all projects on track and within budget.
